Junaid Iqbal Memon Discusses What You Can Do if Buying is Not an Option

Read the latest Junaid Iqbal Memon blog. Junaid is a seasoned businessman and experienced property developer. The man behind the Cloud 9 Group, he considers London and Dubai as his bases. Coming from a business-minded family, he learned at a young age about the ins and outs of business and used this to forge his own path. Later on, he decided to foray into real estate development where he currently has several completed projects to his name. He also has several businesses in London and Dubai that he owns and manages.

It is common for people in Dubai to rent instead of buy property. This is especially true when they first arrive in the place when most of them are still armed with allowances for corporate housing. It is interesting to note that about 90% of the overall 3 million residents that reside in the emirate are non-citizens. Visas tend to be tied to work and are long-term too. So, it is quite common for people to leave the country the moment they lose their jobs.

There are some areas along the geographic middle of the city where the sale of homes are limited to Emiratis only. However, if you have the money, it does not matter what your creed or gender is, getting a rental is fairly easy.

When relocating to Dubai, people need to stop thinking of the place in terms of neighbourhoods this is not a walkable city. Cars are required when you go shopping or when there are social gatherings that you would like to attend.

Homes are also oriented around specific developments and buildings. You will have to pay a premium price if you want a sea view. Among the standard amenities that you can expect include pools and gyms. Household staff are often placed in separate living quarters. If you want options that are higher end, then you can get such amenities as spas, basketball courts, or tennis courts.

Townhouses or houses, often referred to as villas, are often suburban-style and have three bedrooms. They are usually behind gates or walls. A luxury villa can be rented for an average price of $6,800 a month. Proximity to the most sought-after British and American and international schools often puts them on the list for those corporate executives that are moving to the emirate with their spouses and their kids.

Higher end apartments tend to be clustered in three main areas in the city. In addition, Burj Khalifa apartments tend to be the most expensive in the city although getting to your front door might require you to take three elevators. If beach properties are what you are interested in, the Palm Jumeirah is a very popular choice. Among the best apartments along the Palm are Oceana, Five, as the Tiara buildings.
